In 2020 we were appointed to take on an extensive industrial design and build contract. Work involved the design and development of a new 10,000sq.ft builders merchant store, and associated yard area. We were also contracted to develop a further 10,000sq.ft of speculative commercial retail trade counter space on the same site. Naturally we leapt at the chance of working in our home town.
Key Project Challenges
With a start date of October 2020 and likelihood of bad British weather, it was clear that an extensive demolition phase would leave the site with very disturbed ground. So we opted to undertake lime stabilisation to the entire site, and even installed cement stabilisation under the main building footprints. This worked extremely well. Using recycled hardcore from the demolition phase, we developed the whole site in under 1 year.
One of the challenges for this site was to develop a drainage system with suitable attenuation. We opted to use a Tubosider system and we have found this to be most effective indeed.
The whole project of 20,000sq.ft with extensive concrete yard, tarmac car-parking and perimeter security fencing and landscaping was completed in 2021 for the total of £2.2m.
