Working closely with Glenmore and Hyphen architects (formerly Househam Henderson), Daniel and the team delivered this project in two phases. The project involved the design and construction of sixteen new high-specification starter units.
Ground Improvement and Drainage Works
Phase 1 had complications requiring ground improvement using vibro-stone columns. Then a new drainage connection had to be created across the very busy A10. Using thrust boring techniques, a new surface water connection was made without any disturbance to the A10. Furthermore, the need for traffic management was avoided.
Steel Frame Building Construction
We utilised a beam and post steel frame design with composite metal cladding. Alongside this, traditional brick and block cavity to the 1st floor level to meet with the employer’s requirements. The structure is seated on ground bearing foundations and floor slabs on improved ground.
Phase 1 consisted of 16 units and Phase 2 of a further 14 units. All units are of varying configurations and sizes adding up to around 45,000sq.ft
In all, Phase 1 comprised just over 27,000sq.ft and was constructed in 8 months for a sum of £1.35m.
Completion of Phase 1 was followed soon after by further Phase 2 development of the site, which consisted of a further 14 units at 1000 – 2000sq.ft each. This was completed in 7 months for a sum of £1m.
