Colchester was our fourth project for the Big Box Self Storage company (latterly acquired by StorageMart in 2016). This would be the first complete build in our Big Box / StorageMart portfolio.
Building Construction and Delivery
The site was located within an established mix of residential and commercial buildings. Therefore, a redundant building needed to be demolished before works could commence.
The new construction is a three storey, 29,000sq.ft steel frame storage centre building with insulated cladding.
High-level, ground-bearing foundations and floor slab were installed. This allowed us to raise the site levels and utilise crushed brick and concrete from the demolition. In this way, the site could be re-graded and off-site waste from demolition reduced to a minimum.
The build was completed in seven months, including all groundworks, fencing and new entrance gates.
Project Challenges
The ground conditions were highly challenging due to areas of made ground. Also, the requirements for gas venting due to adjacent public refuse site.
The whole of the brick and concrete material created in the demolition phase was crushed on site and used as a caping layer for the whole site onto which the new building was constructed.
